Renting a factory in Egypt: what to check before you sign.
Eight questions a foreign manufacturer should ask about any factory site in Egypt, with our own site in New Borg El Arab as the worked example.
Who holds the land, and is it registered?
Ask. Ask for proof of title before anything else, and whether the land is registered.
At this site. A 10,000 m² plot of registered land, owned by the family company.
Which licences are already in place?
Ask. Ask which registrations the owner already holds: commercial register, industrial register, operating licence. Then check with your advisers what your own activity needs.
At this site. The company holds a commercial register, industrial register, operating licence, import card and exporters register.
How much power is connected?
Ask. Connected load decides which machines you can run. Ask for the voltage and the capacity of each electrical room.
At this site. Two 380 V electrical rooms, 1 MW and 1.5 MW.
Is there steam, and what fuels it?
Ask. Dyeing, finishing and pressing all need steam. An installed boiler saves a separate project.
At this site. A steam boiler fired by natural gas.
Where does the water come from, and where does it go?
Ask. Ask about the water supply, the sewage connection and how rainwater leaves the site.
At this site. A water line, a sewage network and a rainwater drainage system.
Is fire protection installed?
Ask. Ask whether a civil-defence fire network is installed, and ask to see it on the visit.
At this site. A civil-defence network across the site.
Does the building fit your line?
Ask. Check height, floor area, the column grid and whether the structure can grow with you.
At this site. A steel hall 16 m high at the centre, two concrete floors 5 m high, and a structure that can take two more floors.
What does the location give you?
Ask. Look at the distance to a port and an airport, and whether the area has a recognised status such as QIZ.
At this site. About 51 km to El Dekheila port, 59 km to Alexandria port and 21 km to the airport, in an area named in the QIZ Protocol.
