The space
Where is the factory?
In the Third Industrial Zone, Block 3, Plot 4, New Borg El Arab, Alexandria, Egypt.
How big is the site?
The plot is 10,000 m². It holds a steel building of about 4,000 m², a concrete building with two floors of 2,400 m² each, and an administration building of 250 m² on three floors.
How high are the buildings?
The steel building is 16 m high at the centre and 11 m at the walls. Each floor of the concrete building is 5 m high.
Is there a mezzanine?
Yes. The steel building has a mezzanine of 800 m².
Can the concrete building be extended?
Yes. Two more floors can be added.
Utilities
What power is available?
There are two 380 V electrical rooms, one of 1 MW and one of 1.5 MW.
Is there steam?
Yes. A steam boiler fired by natural gas is installed. Ask us for its capacity.
What about water and drainage?
The site has a water line, a sewage network and a rainwater drainage system.
Is there fire protection?
Yes. A civil-defence network covers the site.
Title, licences and zone
Is the land registered?
Yes. The 10,000 m² plot is registered land.
What licences does the company hold?
A commercial register, an industrial register, an operating licence, an import card and an exporters register.
Is the factory in a QIZ area?
Yes. The QIZ Protocol lists El-Amria (Borg El Arab), Alexandria, and Tera is on the official list of QIZ companies as no. 110. A tenant's own qualification is decided by Egypt's QIZ Unit.
How far are the ports and the airport?
By road, about 21 km to Borg El Arab airport, 51 km to El Dekheila port and 59 km to Alexandria port.
Renting
Who do I deal with?
The Tera family company, which owns the site. There is no agent in between.
What is the rent?
Rent is on request. It depends on the area and the term.
Can I rent part of the site?
Tell us the area you need. The areas available are confirmed when you enquire.
